Build your own inventory by following our simple step by step guide. No previous experience is required as we will guide you through the process. This system is all about accuracy and attention to detail so nothing is missed.
This site is based on a landlord meeting their tenant at the property to move them in when the agreement has been signed. You can make any amendments (if required) at that point in time together. This allows for immediate sign off of the inventory ensuring both landlord and tenant are happy with the inventory report right at the start.
You can take photographs of meter readings to avoid confusion. Emails are automatically sent to utility companies and Borough councils to ensure transfer of responsibility.
It is recommended to conduct inspections every three months. Use TI to complete all your inspections which will show how the property is being maintained through the tenancy term.
Finally conduct the move out appointment with your tenant by viewing the original inventory side by side for direct comparison. This helps in deciding what is fair wear and tear and what is not. What is clean and what is not. Avoid disagreement with accurate evidence of the whole tenancy at your fingertips. Everything is clear and can be used as evidence should arbitration occur.
The greater the detail in the original inventory the greater your protection. You only need to do it once as a duplicate of the original can be produced for your next set of tenants with the ability to amend pictures and written description and condition for continued accuracy.
